[00:00:00] Speaker A: Awesome. I'm glad we connected here at the OHCI conference, we're doing a lot of interviews with all the vendors and seeing what everybody's working on. And there's a lot of people with different interesting strategies. And yours. Because I'm always a business guy, I've been self. I haven't had a boss since I was 20. I don't work for nobody. That's just my thing. So I think your strategy on the decks are pretty cool. So I'd like to have you share that. What do you guys do? What solutions do you solve for park owners? Because I think it's pretty cool.
[00:00:27] Speaker B: Awesome. So, yeah, what we do is we have a modular decking system. So we have railing, stairs, the deck platforms, anything. When it comes to a deck, we actually mass produce it for park owners. You got two options. You can either purchase the decks outright, we'll come in, install it, show you exactly how to take care of it, the whole nine yards.
But the beautiful thing is for park owners that we love to push is the rental side of it.
[00:00:55] Speaker A: Yes.
[00:00:56] Speaker B: So I'm going to use an easy example.
10 by 10, which is 100 square foot. And this will include the railing. It's $100 a month.
[00:01:05] Speaker A: Yeah. That's still nothing. Put a couple recliners, maybe, you know, whatever they want, you know, a little side table, and they're just hanging out having their coffee. So I think it's a great addition.
[00:01:14] Speaker B: Exactly.
And it's costing the. The park owner roughly $3 a day.
And you can actually upcharge for this.
I've seen.
[00:01:24] Speaker A: That's where a light bulb went off in my head.
[00:01:25] Speaker B: Yep.
[00:01:26] Speaker A: $3 a day. If I can pass that along and get more guests or if I'm able to charge a little bit more, make some money on it, it's. It's a win win because it's an improvement that I can offer guests at my park. So I'm gonna start making some calls next week and be calling you Beautiful.
[00:01:40] Speaker B: Beautiful.
[00:01:41] Speaker A: Yeah.
[00:01:41] Speaker B: So. And that's like I was gonna say, you know, at $3 a day, you can upcharge anywhere from 10, 15. I've got one park that charges $20 a night extra.
[00:01:50] Speaker A: Yeah.
[00:01:50] Speaker B: And I'm not saying put it on every single one of your spots. Just put.
[00:01:55] Speaker A: Yeah.
[00:01:55] Speaker B: Pull throughs, back ends. And if you actually have seasonal guests, we'll. We'll bring decking out there. You can upcharge for it, we'll install it, and then we'll break it back down. But the beautiful thing is with the rental side of it, it is no management on the actual campground side.
[00:02:12] Speaker A: Yeah.
[00:02:12] Speaker B: So if something happens, somebody runs it over, somebody you know, something happens, you give us a call. Within two days, we're out there, we're fixing it. If we need to, we will replace the whole deck free of charge.
[00:02:22] Speaker A: Yeah.
[00:02:23] Speaker B: There is no upcharging for us to come out, but once a year we'll come out, do a 24 point checklist.
[00:02:29] Speaker A: And you're nationwide too, right?
[00:02:30] Speaker B: Yes.
So we'll do a 24 point checklist. We will clean it, we'll restain it the whole nine yards. And then every three years, we actually take all the decking back out and put in brand new fresh decking.
[00:02:42] Speaker A: Yeah.
[00:02:43] Speaker B: So you always keep that consistent look across your entire campground and you don't have to do anything with it.
[00:02:50] Speaker A: Yeah.
[00:02:50] Speaker B: Right.
The biggest thing about it is, is it's a 100% tax write off for that company being a rental for the business.
[00:02:58] Speaker A: Yeah. You're improving your, increasing your gross, but you got all those write offs too. So I like, I like that as well. That's pretty cool. Pretty cool idea. So how did you come up with that?
[00:03:07] Speaker B: So honestly, before this, I was a general contractor. We were doing a lot of bathroom remodels, kitchen remodels right there in the middle of COVID Everybody wanted to spend money because they were at home all the time.
[00:03:19] Speaker A: Right. Right.
Backyard upgrades and hot tubs. Or I got hot tubs all of a sudden. Got expensive.
[00:03:25] Speaker B: Yeah, yeah, they did.
But I got to a point to where I just, I really enjoy carpentry and I wanted to strictly just do decking.
[00:03:33] Speaker A: Yeah.
[00:03:34] Speaker B: And when I was growing up, I used to go to a lot of different campgrounds. And you would go to a corporate campground that got bought out by corporate.
[00:03:44] Speaker A: Right.
[00:03:45] Speaker B: Than it was a mom and pop. So, you know, a lot of the grounds weren't level. Your camper, the front end of it was in the ground. The back end was way up in the air near the picnic table. Sideways.
[00:03:55] Speaker A: Yep.
[00:03:56] Speaker B: So I always thought to myself, I was like, there's got to be a way to make a flat spot to be able to go outside and, you know, enjoy your dinner.
And then me wanting to go into decking, we come up with this solution.
We got the patent and all the leveling system.
[00:04:12] Speaker A: Oh, that's pretty neat.
[00:04:13] Speaker B: That's what makes us different than traditional decking. That. And we're also coming in way cheaper than everybody else.
[00:04:18] Speaker A: Yeah. Because. Yeah. When you said $3 a day, I'm like hell yeah. Because like from my standpoint, a lot of people that are monthly would, would pay $3 a day to have that. And then, and then so it's a modular. So it's not like as permanent as doing your, your concrete footers with your 4 by 4 posts and everything.
So it sounds like I haven't seen them yet. Do you have any displays over there?
[00:04:38] Speaker B: I have. So Pacific Yurt actually has one of our platforms underneath it. That is their, their platform.
[00:04:45] Speaker A: Yeah. Well, you might after this. Will you mind showing me that?
[00:04:47] Speaker B: Yeah, yeah, I would be more than happy to. And you can see the leveling system and everything underneath that. And then we also, because I'm a
[00:04:51] Speaker A: construction guy too, so I was kind of curious like, hey, how's this thing work?
[00:04:54] Speaker B: And then our back Wall actually has two of our 4x8 units.
[00:04:57] Speaker A: Yeah.
[00:04:58] Speaker B: And then we put the Trex in there because we do off, we do partner with Trex. So if you're wanting to have that more elevated look, we actually will work with you to figure out what color works best for you.
[00:05:08] Speaker A: The whole vineyards and colors too. That's pretty neat.
[00:05:10] Speaker B: Yeah. So it's, it's, it's. If you think of decking, we have every component to it that you can possibly imagine.
[00:05:16] Speaker A: Yeah. That's awesome. Yeah, I think it's pretty cool. Especially if it's adjustable vertically because some like I mentioned yesterday, like my camper sits up freaking high. There's the doors. But then some, some bumper poles. They're freaking 20 inches lower. Yeah, exactly 2 foot difference. Yeah.
[00:05:31] Speaker B: So we're able to adjust with our system right now we're able to adjust up to 4 foot.
Anything over that will actually put pillars and everything.
[00:05:40] Speaker A: Right.
[00:05:40] Speaker B: It gets a little bit more technical that way and it becomes more of a traditional deck.
[00:05:44] Speaker A: Right. But yeah, because you need more stability.
[00:05:46] Speaker B: Exactly.
[00:05:47] Speaker A: Foundations.
[00:05:47] Speaker B: Yeah. And our stuff is built 12 inches on center, double banded every 50 square foot maximum. So we have a very strong product. It's actually above the IBC standards.
[00:05:59] Speaker A: Okay.
[00:06:01] Speaker B: So it just biggest thing is, is this all going to come pre modified, pre manufactured?
[00:06:06] Speaker A: Yeah.
[00:06:06] Speaker B: So for us to put without the pillars and just doing our normal system, 400 square foot deck takes us about an hour and a half to install.
[00:06:14] Speaker A: Just snapping them together pretty much. Yeah. That's cool.
[00:06:17] Speaker B: And then for the more traditional where you've got the pillars and everything, the more the time that we're waiting on is the actual footings to dry.
[00:06:24] Speaker A: Yeah.
[00:06:25] Speaker B: Once they drive, we're able to put that same deck up in about three hours.
[00:06:28] Speaker A: That's awesome, man. Well, I think you got a great business model. I look forward to doing business with you myself, but. Yeah. So I appreciate you sharing, appreciate your time. And once we wrap it up here, I'd like to go see those, if you don't mind. Perfect.
