A quick conversation with Duncan Waterman from Roomstay, a booking engine out of Australia and New Zealand, at the OHCI conference. Roomstay's focus is narrow on purpose: clean, fast, mobile-friendly checkout that converts browsers into bookings without the complexity of a full property management system. They integrate with RMS Cloud and New Book on the backend. Duncan also touches on SEO basics that still matter more than most park owners realize, specifically content marketing, blog posts, linking to local partners and tourist destinations, and building backlinks. His point is that the same fundamentals that drove Google rankings 10 to 15 years ago are now feeding the AI tools like ChatGPT and Perplexity that guests use to find places to stay. Short episode, but useful if you are trying to get more direct bookings or figure out where to start with your digital presence.

[00:00:00] Speaker A: So tell us a little bit about Roomstay and then how you help park owners. [00:00:03] Speaker B: Yeah, so Roomstay is a booking engine out of Australia, New Zealand. So all the top parks, we call them holiday parks down under, use Roomstay to derive more direct booking. So it's a really fast booking engine, really clean, really simple, really good for mobile. So we know that a lot of customers want to call the park because of sizes and dimensions. It's a tricky purchase. But we can put all of that online and make it simple so people can call. Of course. Yeah, they want that, but they can book online simply and easily with a, you know, a fast, clean checkout process, especially on mobile as well. [00:00:42] Speaker A: Yeah. [00:00:42] Speaker B: So a lot of the tech. And we're partners with RMS Cloud and New Book, who are great Australian technology companies as well. [00:00:50] Speaker A: Yeah, I like New Book. They got so many features. It's nuts. [00:00:52] Speaker B: Yeah, yeah. [00:00:54] Speaker A: And they can spend days on getting down rabbit holes, but they got so many features that obviously help, but. [00:00:59] Speaker B: Exactly. And they go. They go so wide with those features. So we're just saying in a online customer conversion niche and really helping. [00:01:07] Speaker A: SEO. [00:01:08] Speaker B: Yeah, we do SEO. Yeah. So we were launching a new holiday park, RV park template here. So we can do a template for a RV park who needs a website really quickly. So, yeah, we're really excited about that. Then we sort of do SEO, some digital marketing, Google Ads, if people want any of that sort of stuff as well. [00:01:26] Speaker A: So if you had a newer park and they're like, I don't even know what SEO means, but they know how important it is. I'm getting out there on the web so they can get more campers to come. Do you have any quick little tips that you would share with them or some. [00:01:36] Speaker B: Some. [00:01:37] Speaker A: Some things that. Yeah, hey, here's some fundamental things you can do. [00:01:39] Speaker B: Really good question with. With the AI coming in as well, because I guess the AI tools are scraping all the content from the world. And so really, it's content marketing. So blog posts, news posts, and really linking to your local partners, tourist destinations, restaurants. So really ramping up what you're doing on your website and linking back to your partners, getting those backlinks. Because the AI tools and SEO from 10 or 15 years ago is using all that content to get you up the Google rankings. But also chatgpt and Perplexity are all using SEO concepts that sort of faded a little bit, but now they're back in a big way. [00:02:20] Speaker A: Sure, sure. I love it. I love it. It's a. It's an Ever shifting market with this AI stuff from crazy. I thought you were going to go on the, on the call center side because that's a lot of talk of people of using like AIs for the call centers. I like the idea of at least doing the after hours, like, hey, our park manager is not here, but it's AI answering it and not, you know, you're not being deceiving or anything about it, but. No, that's pretty interesting. [00:02:41] Speaker B: Yeah, we're leaning into that as well. So the key with that is we've got some APIs that can, that the voice AI agents can hit and the response comes back really quickly. [00:02:52] Speaker A: Yeah. [00:02:53] Speaker B: And so you know, when you're making a voice reservation with an AI agent, it's got to be quick, no, no delay. So that's where we think we can help the AI voice for our customers as well. Yeah, there's no end of opportunities. [00:03:07] Speaker A: Yeah, yeah, yeah. Ever shifting, ever, ever changing, growing. It's definitely interesting times. Yeah, for sure. From, from marketing side to all kinds of things. So. [00:03:17] Speaker B: Yeah, it's awesome. [00:03:18] Speaker A: So I think that's all I got. [00:03:20] Speaker B: Yeah. [00:03:21] Speaker A: Cool. [00:03:21] Speaker B: Oh, thanks for having me on. I'm gonna be picking your brain a little bit more, seeing a little bit how you guys operate too. [00:03:32] Speaker B: Yeah, definitely. [00:03:33] Speaker A: That's what my whole plan is just to like the last guy that was here was Bike rx and his whole plan is to, you know, sell a package to somebody to where they can have a bike shop at their campground and add an amenity and add another. You know, just like I've never even thought of that. You know, like this is random shit you see at a conference. No, that's. [00:03:48] Speaker B: And we get into that once, once you get the booking, then the add ons from the, the customer. So we, we've launched gift cards recently and so you know, bike add ons, E bikes, you know, selling firewood, picnic campers, whatever, and all that stuff is, is the. [00:04:03] Speaker A: Can be the difference maker between a successful park or not, you know. [00:04:05] Speaker B: Yeah. It just drives that incremental revenue. So it's endless possibilities.
