[00:00:00] Speaker A: All right, gentlemen, you guys are vendors with me over here at the OHC conference talking building parks and different infrastructure and everything. So I appreciate you guys coming over. So you want to tell us who you are, where you're at, kind of what you do and how you can help RV park owners? Yeah. [00:00:15] Speaker B: My name is Sammy. I'm from Florida. Taormino. [00:00:18] Speaker A: And what part of Florida did you guys say? [00:00:20] Speaker B: Orlando. [00:00:20] Speaker A: Orlando. [00:00:21] Speaker B: Orlando area. Yeah, I got in the industry in 2013. Before that, you know, I did, you know, a lot of water damage and things like that, and I was doing a lot of foreclosures, and I had a break on that, and somebody asked me if I wanted more remodel a trailer. And I said, yeah, it's not my [00:00:38] Speaker A: first thought, but I'll do it. [00:00:40] Speaker B: Let me see it. And I actually lost, like, a few thousand dollars on it, man. And. [00:00:44] Speaker A: Yeah. [00:00:45] Speaker B: And then, you know, one thing led to another, and I. I realized that they loved it so much. They never seen anybody do it that fast. And as nice as it was, it was. [00:00:53] Speaker A: Yeah. [00:00:53] Speaker B: And I put a kitchen where they didn't want a kitchen, you know, all that kind of crap, you know. And then they. They told me they had like 1500 in inventory. And so I started out and I realized I could make more money at that. And, you know, from one thing led to another, and. [00:01:06] Speaker A: Yeah. [00:01:06] Speaker B: Ended up starting setting business and doing infrastructure. [00:01:09] Speaker A: And I can see that somebody's buying a park and then he's freaking 20 of them and need overhauled so they can get them rented out or finance a lot of them. Yeah, they're taking. They're taking over a park and it's a show, so they gotta, like, they gotta put some money into it. So that's a pretty popular situation. [00:01:20] Speaker C: Oh, there's actually a lot of parks we go to that. You know, it starts off with he. Look at this fence. And the next thing you know, we're bidding 30, 40 units to rehab. [00:01:29] Speaker A: Yeah. [00:01:30] Speaker C: And I, I. What I'm seeing in the industry a lot is people are trying to salvage what they have. [00:01:35] Speaker B: Yeah. [00:01:36] Speaker C: Instead of putting new homes in. Yeah. [00:01:37] Speaker A: I got a mobile home park in South Texas, and we took over a show. Like. Yeah, it's bad. So we've already torn down, like, four or five, and we've already remodeled a few of them. But it's like, you know, I wish we had a better process for that, because I'm not. I don't do that side of contracting our construction stuff. We're building parks ground up. [00:01:51] Speaker C: So, you know, once you do 20 of them, it's. Yeah, it becomes a science. Yeah, we've mastered that. And we can go into a house and rehab, a house in, I don't know, 14 days and turn it. [00:02:05] Speaker A: Yeah. [00:02:05] Speaker C: So here's your keys. [00:02:06] Speaker A: Yeah. [00:02:06] Speaker C: You know, and we're 75, self performing. [00:02:08] Speaker A: Yeah. [00:02:09] Speaker C: We've got a nice crew that just rolls around. They have everything on their trucks. [00:02:12] Speaker A: Right. [00:02:12] Speaker C: Pre order all the material. [00:02:13] Speaker A: I love it. [00:02:14] Speaker C: You know, we got a superintendent that walks the site beforehand, make sure everything's ready. [00:02:18] Speaker A: Yeah. [00:02:19] Speaker C: It just gets delivered as they're going and they never get a lull in project. [00:02:23] Speaker B: Yeah. [00:02:23] Speaker C: That keeps the project moving and that's why we're able to turn so many houses so fast. [00:02:27] Speaker A: Yeah. So you guys do a lot of mobile home remodels? [00:02:29] Speaker C: A ton. [00:02:30] Speaker A: Do you do anything on the RV side, like new construction? [00:02:33] Speaker C: We do super pads and stuff like that. You know, go in, demo the concrete, demo the dirt, whatever it is. Put pavers in. [00:02:38] Speaker A: Yeah. [00:02:38] Speaker C: Put a little grill in a bench, you know. [00:02:40] Speaker A: Yeah, yeah. [00:02:41] Speaker C: Whatever the owners want, you know, it deviates per, you know, what region you're in and what. [00:02:47] Speaker A: Yeah, yeah, yeah. [00:02:48] Speaker C: We just got, we just actually had a conversation with a client here. Not a, hopefully a potential client. [00:02:52] Speaker A: Right. [00:02:52] Speaker C: Come out that wants us to install Tesla chargers. [00:02:56] Speaker A: Yeah. [00:02:57] Speaker C: On their pads. [00:02:58] Speaker A: I'd be curious to see that. So that's, that's requirements on that because we, we do electric and. [00:03:02] Speaker C: Well, I believe it's a 200amp upgrade [00:03:04] Speaker B: is what you have to do. [00:03:05] Speaker C: And then you leg off of it and run it over. I still like. I got to do my research. [00:03:09] Speaker A: Yeah. Now. But yeah, yeah, [00:03:12] Speaker C: Google it. [00:03:12] Speaker A: Yeah, yeah. Well, that'd be cool. I think that's a good one too. Is. I hear that a lot. You got a charging station? I have a little park in West Texas and it's, it's a stopping point kind of way out there. And some people get a little nervous when they get way out there needing those charging stations. So I get a few calls to that place. [00:03:28] Speaker B: One of our biggest parts of our industry is during hurricane season, we do disaster relief. We deploy anywhere from four to 500 men, tons of equipment. We're very efficient. We have a logistics setup that's unlike anybody else's where we can. We hauled over 30,000 yards debris last year. Yeah, you know, we, we, we did over 30 something parts in Florida. Yeah, we, we enjoy that. [00:03:50] Speaker A: Just grabbing, loading, dumpsters, all loading, hauling, That's a process. [00:03:54] Speaker C: You know, you start with clearing the streets and then. [00:03:56] Speaker B: Yeah. [00:03:56] Speaker C: Find a staging zone and then there's all science behind it. [00:04:00] Speaker A: Yeah, it's a game of efficiency, too. [00:04:01] Speaker B: Let's not give them everything. [00:04:04] Speaker A: It's a game of efficiency for sure. When there's a big disaster and you got to clean up some and there's not never enough time and tons, you [00:04:11] Speaker C: know, and having the manpower, that's. That's the key. And building the right team, an efficient manpower. Not someone that's going to be hiding behind houses on Facebook all the time. [00:04:19] Speaker A: Oh, yeah, yeah. Yes. Yeah. I deal with that a little bit on the construction side of life. You're on your effing phone one more time. I'm taking it. Right. [00:04:27] Speaker C: You know, between cell phone. [00:04:29] Speaker A: Keep moving. Come on. [00:04:31] Speaker C: Yeah. [00:04:32] Speaker B: How is it building parts in Texas? [00:04:35] Speaker A: The first one I did was in Hill county and there were zero permits required. You just got to get with the state, tceq, state water people for a permit for septic. That's it. So it's kind of the wild West. Yeah, but. But there's obviously some other counties, and especially these past couple years, a lot of counties are starting to implement RV park specific guidelines and rules because I heard a stat that 20% of all pads that we have now were built in the past five years. So it's a shift in market. You know, there's a lot of shit going on post, Covid. There's a lot. It's affordable housing for a lot of situations. So. [00:05:07] Speaker C: Well, to touch on that also, a lot of these corporate companies are going to the whole work from home. [00:05:12] Speaker A: Yep. [00:05:12] Speaker C: Instead of the working in a brick and mortar. [00:05:15] Speaker A: Yep. [00:05:15] Speaker C: And we're seeing people buying, you know, old JKOs and stuff, hook up to their 1500 and. [00:05:21] Speaker A: Yeah. [00:05:22] Speaker C: You know, they're traveling the country now doing work from their office, from their. From their trailer, so their camper and. [00:05:27] Speaker A: Yeah, that's why it's important on our side is just make sure you got freaking good WI fi. Because everybody, every grandma and every child, you know, that's unacceptable not to have something decent. [00:05:37] Speaker C: Yeah, I agree. I. WI fi is a hot commodity in these. Yeah, that's a selling point, I think, in these neighborhoods. If you're going to come stay there or not. [00:05:45] Speaker A: Yeah, for sure. Yeah. But Texas in general, it's. It's been pretty easy. We're working on 70 side development in Tarrant county, which is in Fort Worth, and they've been giving us a run for money on BS easements and. And just to even get the permit. But. But generally it's been pretty. Not that Crazy. The only time is when, like, I was looking at one in Baytown, outside of Houston, and that city hates RV parks. And so you could have like a class A resort. It's going to bring a bunch of revenue into them, but the way that they have the city structured is that it has to go through city council twice. And I spoke to all the reps with the city and they're like, it's not going to fucking happen. I'm not supposed to tell you this, but you can have the best plan, and then they haven't approved one in five years. So I wouldn't. Wouldn't waste your time. [00:06:24] Speaker C: I'd love for you to come to Florida and see how the permitting process I've heard, is always a nightmare. [00:06:29] Speaker A: Yeah. Yeah. [00:06:30] Speaker C: There's some counties that we've decided we won't even do business in it because it's not worth it. I mean, it just. You know, when you take a year to give me a demolition permit. [00:06:37] Speaker A: Yeah. [00:06:37] Speaker C: On a commercial building, it's like right now my client thinks that we're. We're not smart enough to do it, but it's really the state or the county holding us up and. [00:06:45] Speaker A: Right. [00:06:45] Speaker C: It just makes you look like a ding Dong. Yeah. [00:06:47] Speaker A: I think the worst I heard was Oregon. It could take two to five years to get some zoning changes. I'm like, what? [00:06:51] Speaker B: Crazy, man. [00:06:52] Speaker A: Like, what? They just like hibernate like bears come out of woods either. Later. [00:06:55] Speaker B: But how's your set, guys there in Texas? How set in your homes and things like that? [00:07:02] Speaker A: We don't do a lot of homes. We just do RV parks. Yeah. Yeah. [00:07:05] Speaker B: So we just park models in the. Or anything like that. In your RV parks? [00:07:08] Speaker A: No, I mean, one I had. And we had some downtime, so I took a shipping container and we just made a little cabin out of it. [00:07:13] Speaker B: Oh, that's cool. [00:07:14] Speaker A: Yeah, it was like. I don't. I didn't like that. We're not home builders. It's not our jam. But we're underground utilities and paving and grading for the most part. Yeah. But. But it's mostly RV sites. It's kind of our bread and butter. That's what I know. And back. Back of my hands, like, it's a good industry. [00:07:30] Speaker B: My father in law's been in it for a long time. You know, he started in the industry in the 90s with Dave and Colleen Edwards and, you know, Dave Knapp and, you know, they built Encore, Carefree Cove and so on and so forth, man. And he's been. He'd been in a long time. [00:07:44] Speaker A: Yeah. And yeah, it's my jam for sure. So I'm just trying to figure out how to, you know, grow our constructions. Be valuable to. To build parks for people with people of joint venture and then the manager as well. [00:07:55] Speaker B: Networking, man. [00:07:56] Speaker A: Yeah, yeah.
